Timeshare Maintenance Fees

Selling you timeshare can have its challenges, but none more than explaining maintenance fees. A potential buyer may shy away from these fees as they consider the cost of the time share also. But consider this when you are proposing the issue of fees. Have you ever driven by a cheap hotel you thought you might want to stay at only to see the paint chipping off the building, poor lawn care, and dirty facilities. Maybe even dead frogs in the pool. YEK. Here is where maintenance fees for timeshares come in.

The cost of timeshare resort operation is shared among owners via an annual maintenance fee. Cost are established by the homeowners association or developer if they are still involved. Be aware though when a developer is setting the cost or controls the maintenance fees, they may be temporarily subsidizing them as a marketing tool while there is sales activity. When the homeowner association takes over, fees may change based on many factors. Like any association fee’s need to be built up for reserves to pay for non-recurring costs like furniture, appliances etc. that need periodic replacement and other capital costs as normal physical deterioration occurs should the need arise.

Special assessments are sometimes added to maintenance fees to cover unexpected expenses, which again is normal under any association type system. The association boards of directors pass these assessments in an association vote usually. Maintenance fees vary with the location and resort, but usually are in the $200 to $1000 per year range. You should always ask what timeshare fees cover and how many times special assessments have come up in the previous 5 years. This will help you determine the cost over a period of time.

So when selling your timeshare be sure you sell timeshare fee’s as an avenue to maintain the worth of the property. Once you pay off your timeshare, your maintenance fee is the only ongoing expense you have every year! So I could vacation for two weeks per year for as little as $53.50 per night in a first class resort condominium! THAT’S why timeshares are the way to go for first class dirt cheap vacations!
