this Web Site at any time without notice. Anyone who uses, or

harmless against any claims for damages arising from any decisions
that the user makes based on this information.

property on our web site or the accuracy of the advertisements or
the warrantable or merchantable of any content on the web site and
assumes no responsibility for any inaccuracy or misrepresentation.
Owners of the properties assume full responsibility for any and
all properties offered for sale, for rent, for lease, exchange or
trade.
7- Under no circumstances, including shall Vacation Property Resales,
Inc. be liable for any damages, direct, special, incidental,
consequential, punitive or exemplary or otherwise, that result
from the use of, or the inability to use, the materials in this
Web Site, even if Vacation Property Resales, Inc. or a Vacation
Property Resales, Inc. authorized representative has been advised
of the possibility of such damages.
8- As this Web Site is owned and operated by Vacation Property
Resales, Inc. from within the United States of America. This
agreement shall be governed by and enforced accordance with the
laws of the Commonwealth of Florida. If a court of competent
jurisdiction finds any part of this agreement void or
unenforceable, the remainder should be enforced and the court
should use its authority to amend it in order to fulfill the
stated purposes of this agreement to the fullest extent permitted
by law.
Terms and Conditions:

Vacation Property Resales, Inc.will refund your advertising fee if your property
is sold any other way within 15% of your original asking price
upon proof of sale.

Vacation Property Resales, Inc. will advertise my property until
the deed is transferred to a new owner’s name.

Vacation Property Resales, Inc. is a For-Sale-By-Owner
advertising company that is not a real estate broker. The
advertising program involves pooling advertising resources to
maximize exposure to potential buyers or renters.

Vacation Property Resales, Inc. forwards all inquires about my
property directly to me, and allows me to negotiate the sale of
my property without the involvement of any broker, and without
any commission.

If Vacation Property Resales, Inc. initiates contact with our
client and there is no response within seven (7) business days,
Vacation Property Resales, Inc. has the right to discontinue
advertising, the ads will be put back up upon notification from
the owner.
Additional Terms and Conditions:

Vacation Property Resales, Inc.
money back guarantee applies to owners who legitimately sell
their timeshare without our services. This guarantee does not
apply to clients that have lost their timeshare due to
repossession for non payment of fees to the resort. Said
guarantee will also not apply to owners who surrender their
vacation property to eliminate an outstanding loan on their
property. “Trade-ins” to the resort also do not apply.
Owners are solely responsible
for the accuracy of content in every advertisement listed with
Vacation Property Resales, Inc. Vacation Property Resales, Inc.
shall not be held liable in any way for the misrepresentation of
any and all advertisements listed. In the event that a
misrepresented advertisement is sold and moved into closing,
owners may be liable for fees charged by the closing company.
Owners are responsible for
maintaining payments to the resort at all times. Posting an
advertisement with Vacation Property Resales, Inc. does not in
any way exempt owners from making payments owed to their resort
for any reason.
Vacation Property Resales, Inc.
is a by-owner advertising company and is not a representative of
any resort.
To view your advertisement
online, you may access your advertisements from any computer
that has access to the internet. Simply
click here, and chose for
sale or for rent. After choosing the appropriate action, click
the link to search by advertisement number. Your advertisement
number is located on the your contract in bold type where it
says Ownership Information. Type your advertisement number, hit
enter and your advertisement should now appear. If you have any
problems accessing your advertisement or need to make any
changes to your advertisement, please give us a call at (800)
640-6886 and ask for our customer service department.
Vacation Property Resales, Inc.
reserves the right to discontinue any advertisement if there is
no response from the owner within 7 business days of making
contact. As soon as the owner makes contact with Vacation
Property Resales, Inc, the advertisements will be reinstated
immediately.
Vacation Property Resales, Inc.
will advertise the timeshare for sale until sold. Vacation
Property Resales, Inc. can neither guarantee the length of time
it will take to sell or rent a vacation property, nor the price
at which a property will sell or rent.
All advertising fees paid to
Vacation Property Resales, Inc. for advertising are
non-refundable. Should an owner decide to cancel an
advertisement, the advertising fee may be refunded only if the
owner notifies Vacation Property Resales, Inc. in writing within
10 days of posting the advertisement.
All pricing decisions are the
sole responsibility of the owner. Any figures given to an owner
by an employee of Vacation Property Resales, Inc are averages
based on current listing prices etc. and are given to assist the
owner in the pricing decision. Owners may adjust their original
asking prices anytime within 10 business days of posting the
advertisement to qualify for our money back guarantee. (See term
# 1 in original Terms and Conditions above). If at any point the
owner wishes to adjust their price they must contact their
advertising executive or make the adjustment directly on the
customer service section of this web site.
